The proccess for a new home additon is as follows:
- Pland and Permits which will require drawings. we provide a drafting
service for your specific location and all drawing include nesssary drawing
to obtain a permit. special pricing availble if we are building your
project. (some things to consider are the codes which are pertinent to your
local, and setbacks of your property)
- Layout of the building which includes grade stakes and locating
utilities that will be used
- Demo &
Excavation
which is the most intrusive phase of Construction. This will
entail digging footings for the foundation and trenching for any plumbing
and electrical
- forms for building will be set next with the rebar and all rough
plumbing and electrical will be done. this will be at the stage that the
first inpsection is required. the inspectors will check for footing depth,
plumbing connections to the sewer and electrical trenches.
- Framing is the next phase and your new building will really take shape
the first inspection is usally shear for the exterior and
roof framing
- Roofing
and exterior covering usally Stucco in Arizona is the next
inspections (some cites have a window flashing inspection)
- The next inspection which is a major inpection before completion is the
rough framing, which includes electrical, hvac and plumbing rough in
- finally the insulation and drywall stage. not always inpsected
unless the drywall is a structural part of the building. but some cities do
require both a dryall inpection and insulation inpection. This is also the
time to install your
doors and windows, interior trim and hook up all
finishes.
- your final inpection or your certificate of occupance depending
upon your location will certify your addition is move in ready. final
inpection will in most cases be a formlity as any problems have been found
in the previous inpections.
